Five Montana ranch and recreational properties, set for July auction
BIG TIMBER, Montana (July 1, 2015) – Albert Burney is offering five distinctive Montana properties at auction on July 11th and July 18th.
The first auction: on July 11, the company will offer The Landing at Angel Point on Flathead Lake. The 3.8-acre property has 300± feet of shoreline access with a newly remodeled 4,000± sq. ft. carriage house; the site is already prepared for construction.
The second auction features four premier Montana ranches – including a working cattle operation, the ultimate recreational ranch and two emergent properties in Paradise Valley – all of which will sell at absolute auction Saturday, July 18, with Albert Burney Auctioneers marketing the properties and managing the event.
“It’s almost unheard of to have four properties like this, and all stunningly beautiful, in such close proximity, but these have all been owned for generations by the same family, who are finally ready to let them go,” said Warren Ward, president of the auction company.
The 1,280-acre pasture/ cattle ranch, located in Big Timber, Montana, with harvests of 600± to 800± tons per year, according to Warren. The rest of the land is primarily used as a working cattle ranch with seven outbuildings, corrals, a seven-acre pond and private irrigation rights.
The largest of the ranches is a 3,660±-acre recreational ranch, resting in a large private valley with a residence, two out buildings and views of the Crazy Mountains. The third is 341± acres of undeveloped land in Paradise Valley. The fourth is Yellowstone River Trail Ranch, 171± acres of undeveloped land in Paradise Valley with views of the Yellowstone River and Absarokee mountain range.
“These two undeveloped properties are some of the prettiest we’ve ever sold, anywhere. Paradise Valley is a major river valley of the Yellowstone, and these are very near Yellowstone National Park,” Ward said.
“July is going to be a very busy month for Albert Burney in Montana, and our whole team is excited about it,” said Ward.
